Compliance certificate scanning
Photograph or upload a PDF of a Gas Safety Record, EICR, EPC or buildings insurance document and Debbie reads the type, issue date and cost automatically, suggesting the correct expiry for that kind of certificate. Once confirmed it feeds a renewal reminder. If there was a cost it also becomes an allowable property expense.
Mortgage statement scanning
Photograph or upload a PDF of your annual mortgage statement and Debbie reads the lender, the interest charged over the year and the outstanding balance, feeding straight into your Section 24 mortgage interest relief.
P60 & P45 scanning
Photograph or upload a PDF of a P60 or P45 and Debbie reads the employer, tax year, pay and tax deducted automatically, straight into your employed income figures alongside self-employment. Every scanned field stays read-only permanently, the document itself stays the source of truth rather than a figure someone could later mistype.
Payment processor invoice reading
Upload the tax invoice you get by email from Stripe or another payment processor as a PDF and Debbie reads the fee total and logs it as a Finance Charges expense automatically, so processing fees are never missed off your tax return.

Smart AI categoriser
Bank transactions are categorised automatically by AI that knows your businesses, your trades and even your customers' names, so a payment from a known customer lands in the right business without any tags or notes. Mark an account as personal and everything is treated as private unless it clearly looks like business.
Safe to draw, anchored to your real balance
Debbie reads the closing balance straight off your uploaded statement, to the penny so it agrees with your banking app, adds what you have taken in since, takes off what you have spent, reserves your tax and any regular bills due in the next month and tells you what is actually safe to take out. Money owed on unpaid invoices is shown separately, it counts the moment your customer pays.
Every imported line says which business it got and why
When you run more than one business, each bank line on the review sheet shows which business Debbie gave it to and the reason: a hashtag you typed, a name in the description, a pattern you taught it, a known merchant or the AI. Change it once and Debbie learns for next time.
Missing statement warning
If your uploads leave a hole between two statements Debbie tells you which dates are missing, so nothing goes unrecorded. It checks the running balance first, so an unbroken chain of statements never raises a false alarm.
Knows the everyday merchants
Fuel, parking, tolls, EV charging, energy, insurance, trade memberships, software and storage are recognised straight from the bank description and given the right expense category. Supermarkets, takeaways and streaming lean personal unless you say otherwise. A business row is never flipped to personal by a guess.
Regular bills spotted automatically
Subscriptions, rent and mortgage-style payments that repeat in your account are recognised from your own statement history and anything due in the next month is set aside before Debbie calls a penny safe to draw.
Automatic gig driver income
If you drive for apps like Uber, Just Eat, Amazon Flex, Deliveroo or DoorDash, Debbie recognises those payments on your bank import, even under the bank names they actually pay out from, such as Amazon UK Services Ltd for Flex and books them as your driver income, all under one business, because every driving app is a single trade for tax. Task platforms like TaskRabbit are flagged as a separate trade instead of being lumped in.
Money between your own accounts is yours
A transfer to or from one of your own accounts is treated as drawings out or capital in, never as a business cost or business income, even if a remembered pattern says otherwise. The first time Debbie sees one it asks you to glance at it, then it remembers that account as yours and books both directions automatically from then on.
Rent recognition for landlords
Rent arriving in the bank is spotted automatically, matched to the tenant, ticks off the waiting rent charge and files as property income, never mixed into trade turnover.
Learns how you sort things
Debbie remembers how you have categorised a payment before and applies the same answer next time, so your regular income and costs land in the right place automatically and you correct them less and less.
Money in is asked about, never quietly left out
On a personal account a payout from a platform, a marketplace or a company Debbie does not know lands in Check these for you to answer, never hidden under personal. Money in from eBay, Vinted, Depop or Etsy asks whether you were selling your own things or trading. The first upload asks once whether this is the account you use for everything.
Repeat payers answered in one tap
Six payments from TikTok or nine orders from Temu become one card with two buttons. Answer it once and every row follows. Debbie remembers the payer for next month. Your own answer always beats its monthly wages guess.
Personal spending kept, never taxed
Personal transactions in your statement are saved so your account history in Debbie matches your bank to the penny but they never touch your tax return, your profit or your MTD figures.
More than one bank account
Upload statements from any mix of accounts, one shared account for every business, one each or a personal account alongside. Each statement is filed against the right account and a personal account's money is never counted as the business's to spend.
Bank reconciliation

A quote is a customer and one job cost. Add materials only if you want to itemise. Send it, the customer accepts or declines from a link and an accepted quote becomes the job by itself with the price and every line carried over, so the job can never disagree with the quote it came from. Skipping the quote and going straight to a job is one tap away.
Scan a receipt straight into a quote
Pricing a job? Snap a materials receipt from the quote screen and the items land as lines on the estimate. Nothing is saved as an expense, because a price is not a purchase, that only happens when you choose to save the receipt to a job or your finances.
Debbie remembers your materials
Start typing a material on a quote or a job and Debbie offers your own past materials with the price you last paid, one tap fills both. The price stays editable, it is a suggestion, never an automatic charge.
Receipt lines become materials, counted once
Scan a Screwfix or Toolstation receipt and every line on it is remembered. Start typing on a quote or a job and the unused receipt lines appear first, with the merchant and the price you paid. Put one on a job and it links back to the receipt, so the cost is counted once as an expense and never again as a job material.
Duplicate a quote in two taps
Every quote has a Duplicate action that opens a fresh quote with the same job cost and material lines, customer cleared for re-picking. Your repeat jobs are a two-tap quote, no template system to maintain.

Every vehicle type, at the right rate
Not just cars. A car or van claims HMRC's 55p a mile for the first 10,000 business miles in each business then 25p, a motorcycle, moped or scooter claims a flat 24p with no mileage threshold, applied automatically per tax year. Bicycles and e-bikes go on real costs, HMRC's flat rate doesn't cover bikes for the self-employed, so Debbie claims what the bike actually costs you, split by business use from your logged miles. If your bike costs for the year are small, the £1,000 trading allowance may be the bigger deduction. You claim one or the other, never both. Debbie uses the bigger one. You can run more than one vehicle at once and log separate mileage for each.
Quick odometer entry
For a shift with lots of stops, such as a parcel delivery block, read the odometer when you leave the depot and again at your last drop and Debbie works out the business miles for you, rather than logging every individual trip.
Hours worked for drivers
Drivers see the hours they have worked over the last 7 days, with an optional weekly limit and the hours left. Each trip has its own Hours box, filled in for you from a note like Route 4.5hr.
Where your business miles start and stop
A one time pop up and an info circle explain which miles count for your kind of work, from parcel, food and taxi drivers to trades, landlords and market traders. For a parcel driver that is the depot to the last drop, home to the depot is commuting.
A check on long trips
Save a single trip over 100 miles or one with no purpose and Debbie asks if you are sure, with an example of logging each journey or day's block on its own. You can still save it as it is.
Materials calculator
Works out tiles, flooring, turf and decking, paint, plasterboard, fencing and bricks and mortar from real UK trade formulas, deducts doors, windows and gates automatically and adds your own price per unit for a total you can copy into a quote. Job materials tracking

Auto-linked jobs & mileage log PDF
A trip logged on the same date as a booked or completed job offers to link the two automatically. The full mileage log for a vehicle and tax year also downloads as a ready-to-file PDF. Each trip can be split to the right business too, when running more than one.
One 10,000 mile band per business
Each of your businesses gets one 10,000 mile band at 55p a mile for the tax year, shared by all its cars and vans. Use the same car or van in two businesses and its miles count toward each business's own band. One business never eats into another's. Tell Debbie which businesses use each vehicle and the miles stay with the right trade.
Working from home
The simplified flat-rate home office expense, calculated automatically from hours worked at home.
Cash jobs
A place to log cash-in-hand work so it's still declared correctly on the tax return.
Big purchases (tools, equipment & vehicles)
Record a van, a big tool or other equipment and Debbie counts the full cost in the tax year you paid for it, as the cash basis allows. A car goes through capital allowances instead. The cost can be split across more than one business or flagged as personal use.
Per-business markup, hourly rate & VAT rate
Set a standard material markup, an hourly labour rate and a default VAT rate for each business separately, so a dog-walking business at 20% VAT and a solar business at 0% each pre-fill their own jobs and quotes correctly, without retyping it every time.
Pay a helper or subcontractor
Record who did the hours on a job and what you paid them as a deductible labour cost, CIS-aware for a subcontractor and reconciled against your bank so it's counted once, never twice.
View your tax return as you go
A live view of the sole trader self-employment pages, built up automatically from everything logged in the app. A Simple view leads with what is coming back to you or what there is to pay, each business on its own and how it adds up in three lines. An Advanced view holds the full working, the loss choices, payments on account and every key date. Every figure sits under its label at the larger text sizes.
Register for Self Assessment, when it applies
In your first year of trading with money in over £1,000, Debbie reminds you to register by 5 October and opens a screen with the GOV.UK link. There is a box for your Unique Taxpayer Reference once you have it. Under £1,000 nothing is said.
Recurring jobs
Set a job to repeat daily, weekly, fortnightly, monthly, annually or on a custom schedule. Completing one occurrence automatically books the next as its own separate job, nothing needs re-entering for a regular customer.
Custom recurrence patterns
Beyond a simple day count, repeat on specific weekdays (e.g. every Monday, Wednesday and Friday), the last day of the month or the last working day of the month.
Recurring job timeline
Tap a recurring job to see the whole series as one animated timeline, what's completed, what's next and what it's earned so far, with a one-tap way to stop the series.
Block bookings
Take one upfront payment for a fixed set of sessions, such as 10 physio sessions or a month of dog walks and Debbie books every session in and draws them down as they're delivered, no separate invoice needed per session. Works for landlord businesses too, attached to a property.

One button that automatically detects Google, Apple or a device calendar and adds the booking, including a repeating job's real recurrence rule so it repeats correctly rather than adding one-off events.

Day boxes are outlined by the state of the work in them. Entries carry their own badge: quoted, booked, done or invoiced. For landlords they show rent received, part paid or overdue.

A rent day shows on the calendar from the tenancy itself, not just from a raised charge. It flips to received when the money is matched against the property it came from.

See how much tax you owe at a glance, all year round. Debbie adds up your income, expenses, mileage and allowances as you go and shows a running estimate of your tax bill, so you always know where you stand and there are no nasty surprises at the deadline.
Allowances picked for you
The trading allowance and the property allowance are applied automatically whenever they give you a bigger deduction than your actual costs, worked out per tax year. Make your own choice and your choice always wins.
Cut My Tax Bill, sorted for you
One tab shows what Debbie has already applied for you, then the few things only you can tell it each year, like pension contributions and Gift Aid. Claims you are not using fold away into a single line and any claim with records for the year opens by itself.
Quarterly updates, sent to HMRC
Debbie now connects to HMRC. If you are in Making Tax Digital, it sends your quarterly updates and end of year return, only after you check the figures and confirm each one. Debbie keeps your records and works out each quarter's money in and costs for you. Most people do not need Making Tax Digital yet. It starts once your self employment and property money in, added together before costs, is over £50,000 from April 2026, £30,000 from April 2027 and £20,000 from April 2028. Under that, nothing changes: download your Tax Return Pack to file it yourself or have someone file it for you.
See exactly what HMRC will receive, then send it
Filing is two taps. The first shows you the exact figures Debbie will send, period dates, income and costs, cumulative from 6 April as HMRC requires. The second sends them. If anything changes between the two, Debbie stops and asks you to look again. Every submission is recorded before it leaves so a dropped connection can never send twice or lose your place.
VAT return figures
For a VAT-registered business, Debbie totals the VAT you charged customers and the reclaimable VAT you paid on materials, receipts, expenses and bank purchases, then nets the two off so you can see roughly what your VAT return will show. Built from the VAT already recorded across the app, with manual entry for anything not captured. Debbie does not send VAT returns to HMRC yet.
Refunds come off your VAT
A credit note or a refund to a customer in a VAT period reduces the VAT you charged and your net sales once per invoice, and a refund from a supplier reduces the VAT you reclaim, read from the same rows and the same clock as your Income Tax figures.
Final Declaration
Once all quarters and any adjustments are in, Debbie shows you HMRC's own calculation and sends your Final Declaration when you confirm it.
Annual adjustments
Make the annual adjustments Making Tax Digital asks for and Debbie sends them to HMRC alongside your quarterly updates.
Periods of Account support
Handles a business with an accounting period that doesn't match the tax year, including the Late Accounting Date Rule.

Loss claims
Debbie asks in plain words how you want to use a trading loss: carry it forward, carry it back or set it against your other income, including wages, pension and rental profit. The claim and the tax it changes are shown on your year pack.
Tax already paid is credited
Tax taken off at source, PAYE from a job and tax on a pension, is credited against your Self Assessment bill automatically, so you are never asked to pay twice on income HMRC has already taxed. If more was taken than due, it shows as a refund.
Construction Industry Scheme (CIS)
For a builder or subcontractor whose contractor deducts tax before paying them, CIS status and UTR are recorded so that tax already deducted is offset correctly against the bill.
Employed income blending
Add a salary from a separate PAYE job so the overall tax position, including which rate band self-employed income falls into, is worked out correctly.
Pension income you receive
Record a pension you are paid, the State Pension plus an armed forces, private, workplace or emergency services pension, each in its own box. It is added to your estimate as taxable income with no National Insurance and kept separate from a pension you pay into, which is a relief that lowers your bill.
Scottish taxpayer bands
Scotland's own income tax bands, distinct from the rest of the UK, applied automatically when flagged.
Pension & Gift Aid adjustments
Annual pension contributions and Gift Aid donations both extend the basic rate band correctly, exactly as the tax rules require.
Student loan & Child Benefit charge
Student loan repayment (Plans 1, 2, 4, 5, plus Postgraduate) and the High Income Child Benefit Charge are both factored into the calculated tax bill.
Accounting basis & part-year trading
Debbie uses cash basis, HMRC's standard method, so money counts when it actually comes in or goes out. You can also record a business start or end date part way through a tax year, so the return only covers the period you actually traded.
Consolidated expenses reporting
Report one simplified expenses total instead of a full category breakdown, available while turnover stays under the VAT threshold.
Your tax bill, with its working shown
The estimate opens with the sum rather than the answer: total income from every source, less your personal allowance, giving your taxable income, then every rate band underneath it. No more wondering where the figure came from.
Income tax on your PAYE and pension
A wage or a pension alongside the trade is charged its own income tax inside the Self Assessment estimate. The tax your employer already took is credited against it, so over-deducted tax shows up as a refund rather than disappearing.
Payments on account, HMRC's own rule
Not your bill halved. Debbie applies HMRC's own test and skips them where HMRC skips them. It also dates and names each payment, so a January figure that is really last year's balancing payment can never be mistaken for this year's.
Figures that match HMRC to the penny
Debbie rounds the way HMRC's own calculator rounds, taxable income settled to whole pounds and the tax in each band rounded in your favour, so the bill you see is the bill HMRC works out.
A refund estimate for a loss year
Made a loss and had tax taken off at source? Debbie tells you what is coming back anyway. It also shows separately what claiming the loss against your other income is worth on top.
Your State Pension year, protected
If your profit for the year is under the Class 2 small profits threshold, your tax estimate says so and explains that voluntary Class 2, about £190 for the year, makes the year count towards your State Pension. A note, not a charge, nothing is sent anywhere.
Property income on the tax bill
Rental profit and the tax charged on it have their own lines beside the trade, with Section 24 relief, CIS taken at source and Marriage Allowance shown. Anything sitting at zero is left off.
This whole section is UK-only, gated behind "I file UK tax". A non-UK account never sees it, see Works Worldwide below for what a non-UK account gets instead.
Property records
A real property entity with address, type (residential, commercial, HMO), nickname and archive/restore for a sold property.
Tenant / Maintenance terminology
The whole app relabels itself for a landlord business: Customers become Tenants, Jobs become Maintenance, without changing the underlying data.
Tenancy history
Move-in and move-out dates per property, with a clear view of the current tenant and past tenancies.
Void period tracking
A maintenance job can attach to a property with no tenant on it at all, an empty property is a first-class case, not a workaround.
Void-cost KPI
Shows the real pound cost of an empty period, not just the number of void days, council tax, insurance and repairs logged while nobody was living there.
Manual match for old records
Income or expenses logged before a property existed as a record can be linked to it, always a suggest-then-confirm pick list, never an automatic guess.
Automatic bank matching for rent
A due rent charge is checked against imported bank transactions and marked paid automatically when it matches, the same matching Debbie already uses for receipts and expenses. A manual "mark as paid" covers cash tenants or anything the match misses.
Rent due-date tracking
Set a rent due day on any tenancy and Debbie generates each period's expected rent automatically, roughly a month ahead of when it's due, no manual re-entry every month.
Overdue rent reminders
A daily check emails a digest if rent is more than 3 days late, listing every property it's overdue on, the same reminder pattern as certificate renewals.
Rent status on the properties list
See a due date or overdue amount right on each property card, plus a full period-by-period rent history per tenancy.
Mortgage interest relief (Section 24)
Log your buy-to-let mortgage interest per property and per lender where a property has more than one. Debbie applies the Section 24 basic-rate tax credit correctly, including your share on a jointly-owned property.
Rent a Room relief
For a room let inside your own home rather than a separate property, the first £7,500 is tax-free (£3,750 if jointly let), calculated automatically.
Routes to the property return
A landlord's job costs mirror automatically into the SA105 property return instead of the sole trader pages.
Capital vs revenue flagging
A repair can be marked as a capital improvement rather than an everyday expense, so it's excluded correctly from both the SA105 report and your Making Tax Digital return, only relevant at eventual sale.
Optional recharge to tenant
A repair cost can be flagged as recharged to the tenant rather than absorbed as a landlord expense.
Property income allowance
Claim the flat £1,000 property allowance instead of itemising actual expenses, a one-tap election for a small or simple letting.
Renewal reminders
A daily check emails a reminder 28 days before any certificate expires, so nothing lapses silently.
Certificate costs logged automatically
The certificate's fee, if any, is logged as an allowable property expense against that property.
A document store for every property
Keep the tenancy agreement, inventory, deposit protection certificate, right to rent check, landlord insurance, licence and any other paperwork on the property it belongs to, as a PDF or a photo. Debbie keeps your copies, it does not check them, and nothing is sent to the AI.
Reminders when a document runs out
Give a document an end date, the insurance renewal, the licence end or the tenancy end, and Debbie reminds you 28 days before by email and 30 days before by push, once per document and date, the same way it does for certificates.

Design your own paperwork
Style your invoices, quotes and receipts per business: pick a colour scheme, portrait or landscape, which logo to show and where the header sits and tick which details to include, address, phone, email, bank details and notes, with a live preview. The default is a clean, professional look, so you only change what you want.
Two logos per business
Each business can carry a square icon for use in the app and a wide banner letterhead for your paperwork, so an invoice can show a proper letterhead without squashing your logo. Both are used automatically in the right places.
Take a deposit
Collect a deposit or part payment once a quote is accepted, on any job, fixed price or time and materials. It records a real paid deposit receipt, accounts for the VAT at the right point and leaves the job open with the balance worked out for you, ready to settle when the work's done.
Email, print, download or save any document
Send, print, download or save any invoice, quote or receipt as a PDF that matches your design. Save to device drops it straight into Files or Photos on a phone or downloads on a computer.
Quick payment
Record a payment against a job or invoice in a couple of taps, with an emailed receipt.

Invoice the balance after a deposit
A job that took a deposit can be invoiced for the balance, with the deposit shown on the invoice and credited against the total. The job knows what has already been paid, so the balance is worked out for you rather than in your head.
Multiple businesses on one account
Run several businesses (a trade and a landlord portfolio, for instance) side by side, up to three on one login, with a global switcher to jump between them.
Businesses can start, end and come back
Give a business a start date and an end date and Debbie respects both. Money from your bank is never routed to a business that has ended and past years still show it in full. If you pick the trade back up next year you reopen it rather than starting again.

Per-business scoping
Every customer, job, invoice and report is scoped to the correct business automatically, nothing bleeds between businesses on the same account.
Cross-business duplicate detection

Turning a business into a limited company? Tell Debbie the day the company takes over and it records the stop date, keeps the final part year open until its update and return are sent and leaves your other businesses untouched. Keep freeform notes on a customer record and recover one that was previously deleted rather than losing its history for good.
Look back at any tax year
Pick a past year on the dashboard and it stays useful: filed or not filed with the date and the amount paid, a countdown to the deadline if it is still open, that year's profit and quick actions. Only years you could actually have traded in are offered, so there is never a false late warning for a year before you started.
Check a year and sign it off
Go through a tax year, see any receipts not yet matched to your bank and sign the year off when it is right. Once a year has been filed it is locked, so its figures cannot change by accident. You can still open it again to make a correction.

Configurable invoice payment reminders
Choose to send a reminder email 7, 14 or 30 days before an invoice's due date, one reminder per invoice, timed however suits.

Reminders on your phone
Turn reminders on and Debbie buzzes your phone before a tax date lands and when a job is coming up. Nothing is ever sent unless you ask for it. Reminders are set per device, so they only go to the phone you chose.

Every deadline says what it is for and which tax year it belongs to, rather than a bare date, so you always know what you are being reminded about.

Drivers hear about the 10,000 mile band before the rate drops, tradespeople about an unanswered quote or an invoice going late, landlords about rent that has not shown up and creators and sellers about the platform reports HMRC gets. Everyone gets the tax dates, what to put aside each month and a nudge to register for Self Assessment in a first year. Each reminder is said once and every one has an off switch.
Rent reminders wait for your statement
Debbie never calls rent late until a bank statement that covers the rent day is in. Until then the card and the calendar say it is waiting for your statement. A reminder asks you to upload one a few days after rent day. Chasing late rent can be switched off per tenancy.
A free month that starts itself
Finish setup and your free month begins on the spot, no card and no checkout. Add a card only if you decide to stay and you never pay before the month is up. Then a monthly or yearly plan, managed through Stripe.
Setup in about 90 seconds
Debbie assumes the usual answers, you only tap what is different. VAT, CIS, Scottish tax, student loan and Child Benefit sit on one screen, your country is guessed from your phone and one plain question, will you bill customers with quotes, jobs or invoices, shapes the whole app. No address is asked for until you first want it on an invoice and then only once. Account security
Change password from within the app or close the account entirely with a typed confirmation step before anything is actioned.
Cancel and keep your data
Cancelling never deletes anything. You keep read-only access to everything, can download it any time and can resubscribe whenever you like and pick up right where you left off.
30-day change of mind
If you ever ask to close your account you have a full 30 days to change your mind. Just log back in and choose Keep my account and nothing is lost.
Support access control
You decide whether Debbie support can securely open your account to help fix an issue. It is off by default for your privacy. You turn it on only if you ask us for help.
You can see when support is in your account
If you have left support access on and Debbie support opens your account to help, an amber bar sits on every screen saying so and when the session ends. Nothing happens in your account without you being able to see it happening.
Full use outside the UK
One setting, "I file UK tax", controls everything. Switch it off and Debbie hides every UK-only tax module (VAT, CIS, MTD) and unlocks a country and currency picker instead, invoicing, job tracking, banking and multi-business all keep working exactly as normal, no UK tax filing required to use the app.
Miles or kilometres for your country
Distances show in the unit your country uses. The UK mileage rates only apply when you file UK tax, everywhere else your trips are logged without them.
191-country coverage
Every country gets its own real, researched currency and address terminology, region and postcode fields shown in that country's own genuine native term rather than a generic English translation.
Local bank details worldwide
IBAN and BIC/SWIFT, a US routing number, an Australian BSB or a generic bank code, whichever fits the account's own country, shown correctly on invoices, invoice emails and the downloadable invoice PDF.
Profit & Loss export for any tax adviser, anywhere
A non-UK account still gets a proper Profit & Loss Statement PDF, income, expenses by category and net profit, with no UK tax terminology at all, ready to hand to a local tax adviser to work out tax in their own country.

A floating help button on every screen that explains what that specific screen does in plain language. It knows which tab is open and what kind of business you are running, so a landlord is never told to start a job and a driver is never told to send a quote.

A changelog of what's new, visible in-app and sent out as an email digest, grouped by month so recent updates are easy to scan and older ones collapse out of the way as the list grows.

Service status page
A public page at debbieapp.co.uk/status showing whether Debbie is working right now: the servers, the database, files, email, payments, HMRC and the app itself, each with a plain sentence. It is hosted separately from the app on purpose, so it stays up when the app does not. If something in the app fails because of a connection problem, the message offers you a link straight to it.

Every version of the Terms and the Privacy Policy has a dated entry saying what changed in it. When you are asked to accept an update you can read exactly what is different rather than taking it on trust.
